Apartments for rent in Xiaoshan District

Xiaoshan sits south of the river and is growing fast. The Olympic Sports Centre, a new CBD at Qianjiang Century City and large new compounds make it the best place in Hangzhou to get a high floor with a view for a mid-range budget.

Living in Xiaoshan District

There are really two Xiaoshans. Qianjiang Century City is new, planned and expensive, with towers facing the river and a short bridge crossing to the CBD. Beigan is the older district centre, with established shops, hospitals and schools. Further out, around Xianghu Lake, you find low-density housing and a much slower pace. The airport is inside the district, which matters more than most people expect.

Neighbourhoods worth knowing

Xiaoshan District is not one market. These are the three pockets foreign tenants ask about most, and what each one actually feels like to live in.

Qianjiang Century City 钱江世纪城

New CBD with the Olympic park, wide roads and tall residential towers. The most expensive and most international part of Xiaoshan.

Beigan 北干

The established district centre: malls, hospitals, schools and ordinary residential blocks. Practical rather than fashionable.

Xianghu 湘湖

A lake with low-density housing around it. Scenic and quiet, but you will want a car for daily errands.

FAQ

Xiaoshan District questions

Is Xiaoshan a good area for foreigners?

It is growing into one. Qianjiang Century City has the most international amenities; the older parts of the district are still very local.

How far is Xiaoshan from West Lake?

Around 30 to 40 minutes by metro or car from Qianjiang Century City, longer at peak hours.

Which part of Xiaoshan is best for families?

Beigan for schools and hospitals, Qianjiang Century City for new buildings and parks. Xianghu suits families who want space and do not mind driving.

Is it noisy near the Olympic park?

Only during major events. Outside event days the area is unusually quiet for a CBD, because the streets were planned wide and the blocks are large.

What does a three-bedroom cost in Xiaoshan?

Usually 8,500 to 13,000 CNY a month. River-facing floors in Century City push towards the top of that range.
