Living in Qiantang District

The district grew around its universities and its industrial zones. Xiasha University Town is full of students, cheap restaurants and small apartments. Jinsha Lake has been developed more recently, with a lake park, a mall and newer residential towers. Further east, Jiangdong is still largely industrial, with the cheapest rents and the longest commutes. This is a district for people with a specific reason to be in the east.

Neighbourhoods worth knowing

Qiantang District is not one market. These are the three pockets foreign tenants ask about most, and what each one actually feels like to live in.

Xiasha University Town 下沙大学城

Student district: cheap food, small apartments, late-night shops and a young crowd. Good value, limited polish.

Jinsha Lake 金沙湖

Newer towers around a lake park with a mall and metro access. The most comfortable part of the district for professionals.

Jiangdong 江东

Industrial and logistics area with new, cheap housing. Only makes sense if you work nearby.

FAQ

Qiantang District questions

Is Qiantang good value?

It has the lowest rents of the eight districts, particularly for new studios and one-bedrooms. The trade-off is distance from the city centre.

Who lives in Xiasha University Town?

Mostly students and university staff, plus young graduates working in the eastern industrial and logistics parks.

How long is the commute to the CBD?

Around 40 to 45 minutes by metro, and longer by car at peak times because of the river crossings.

Are there English-speaking services?

Very few. Expect to rely on translation apps for local shops and clinics, though the universities provide some support.

Is Jinsha Lake a good place to live?

It is the most comfortable part of the district: a lake park, a mall, newer buildings and metro access within walking distance.
