Our Services

Everything after “I like this apartment”

Finding the flat is the easy part. We stay with you through the lease, the paperwork and the first week, so nothing depends on your Chinese.

Bilingual viewings

A bilingual agent accompanies every viewing, asks the landlord the questions you would ask at home, and translates the answers on the spot. Virtual tours are available before you land in China.

Lease and legal review

We read the contract with you before you sign: deposit terms, repair responsibility, early-exit clauses and anything a landlord has added by hand. Unusual terms are explained in plain English.

Visa and permit assistance

Temporary residence registration at the local police station, plus guidance on the documents landlords commonly ask for. If your status changes, we help you keep the tenancy compliant.

Verified listings only

We visit every apartment before it appears on this site. No phantom listings, no bait pricing, and no wasted afternoons travelling to something that does not exist.

Move-in Support

The first week, handled

Practical help once the keys are in your hand.

SET-UP

Utilities and internet

Electricity, water, gas and broadband accounts opened in your name, with the meter readings photographed at handover so there are no disputed bills later.

HANDOVER

Inventory and condition report

We walk the apartment with you, record anything already damaged and make sure it is written into the handover document. That is what protects your deposit at the end.

ONGOING

Landlord liaison

Repairs, rent renewals and anything the landlord needs to know — we stay the point of contact so you are never negotiating in a language you do not speak.

How our fees work

The initial consultation and your property shortlist are free. Once you decide to proceed with a viewing, we tell you the exact agency fee in writing before you commit — it is normally a proportion of the first month's rent and it is never a surprise at signing. If you are renting on behalf of a company, we can invoice your employer directly.

What we need from you

  • Your passport, and your visa or residence permit.
  • An approximate move-in date and how long you expect to stay.
  • Your monthly budget, and whether you need the apartment furnished.
  • Where you will be working or studying, so we can weigh the commute.

That is enough for us to start. Send those four things and we will reply within one working day.
